About Bridgepoint Exchange

A Qualified Intermediary with a CPA’s attention to detail

We started Bridgepoint Exchange because investors deserve an intermediary who understands both the closing table and the tax return — and who picks up the phone.

Who we are

Bridgepoint Exchange is the Qualified Intermediary service of LMH Group, LLC. We serve as the independent third party required by Section 1031 to hold exchange proceeds and document the exchange, so that investors selling real estate in Kentucky, Tennessee, South Carolina, Georgia, Indiana, Ohio, and beyond can defer capital gains tax when they reinvest.

Every exchange is personally coordinated by Helen Jackson, CPA. As a licensed CPA, Helen brings a working knowledge of how an exchange must be structured and documented to hold up on your tax return — and of the questions your own tax preparer will ask at year-end. She works directly with your title company or closing attorney on both sides of the transaction.

Our fee is flat and disclosed before you sign. Your funds are held in our exchange escrow account at a federally insured bank, separate from our operating funds and tracked under your exchange number, and are released only with your written authorization and a verbal confirmation call. We keep the process simple for you and for your closing agent.

A note on advice. Although your Exchange Coordinator is a CPA, Bridgepoint Exchange acts solely as your Qualified Intermediary. We do not provide tax or legal advice in that role, and we encourage every client to review the exchange with their own CPA and attorney before closing.

How we protect your funds

  • Client funds held in a dedicated exchange escrow account at a federally insured bank, separate from our operating funds and tracked by exchange number — never invested, loaned, or pledged
  • Dual authorization for every disbursement: your signed written instruction plus a verbal confirmation call to the number you gave us at intake
  • Wire instructions that never change during your exchange, and are never sent or updated by email
  • Identity verification for every signer
  • Sensitive information (SSNs, bank details, IDs) collected only through secure channels — never by ordinary email
$890Standard forward exchange

One relinquished property, one replacement property. Paid on your closing statement — nothing due up front.

Additional properties and outgoing wire fees are listed on our written Fee Schedule, provided before you sign.

What to have ready

You do not need all of this to reach out — but having it handy makes intake fast.

  • Signed purchase and sale agreement for the property you are selling
  • Closing / title agent name, phone, and email
  • How title is held (your name, an LLC, a trust) exactly as shown on the deed
  • Scheduled closing date
  • Anything you already know about the property you plan to buy
